3. Stairway repair
What: Repair or replace deteriorating stair treads, stringers, and handrails as needed.
Why: Remove trip/fall hazards and maintain safe vertical circulation for residents.
Constraints: Stairs with immediate hazard take precedence; finish choices should prioritize durability and slip resistance.
4. Hazardous dead / partially dead tree removal
What: Remove hazardous trees identified as dead or partially dead.
Why: Prevent failure that could cause property damage or injury; reduce liability.
Constraints: Coordinated removal planned with neighboring HOA for economies of scale.
5. Internal Financial Review
What: Conduct a structured Board-led review of the Association's financial records, including bank reconciliations, invoices, reserve balances, and management reports.
